One of our favorite rooms is the theater, which looks fit for a presidential film screening with its sky mural on the ceiling, chandelier, and lovely wood work throughout.

Listed at $8.9 million (a drop from the previous $10), Reese Witherspoon is still hoping to sell her California Ranch just outside of Ojai. Oprah's New York City home was sold for $7.75 million this past year, which is a slight raise from the $7.1 million it was purchased for back in 2008. Much speculation surrounded who actually bought the home, Oprah or her best friend Gayle King, and even more questions surrounded who really lived there, but that didn't stop the 2,500-square-foot penthouse from selling. Found on the 36th floor, the home features three bedrooms, 3.5 bathrooms, walk-in closets, a Jacuzzi tub, floor-to-ceiling windows and nearly 800 square feet of terrace space.

Casa Casuarina, the once-owned mansion of Gianni Versace in Miami Beach, has spent quite of bit of time on the market. Listed by The Jills, the property was listed at $125 million early in 2012 but the price has since been dropped to $100 million. Versace bought the home in 1992 and reportedly invested $33 million on refurbishing and enhancing the décor and when businessman Peter Loftin bought it in 2000, he apparently kept all of Versace's designs intact. The 19,000-square-foot estate has 10 bedrooms, 11 bathrooms, hand painted walls and ceiling frescoes, and a 54-foot-long mosaic tiled 24K gold lined pool in the courtyard.

Singer Christina Aguilera is trying to unload this 11,000-square-foot mansion, which was once owned by Ozzy and Sharon Osbourne, as seen in their MTV realty show The Osbournes. Listed for $13.5 million, the mansion has six bedrooms, nine bathrooms, a gym, game room, gift wrapping room, salon, theater, guest house, recording studio, pool and grotto, and a BBQ. If you're an Ozzy fan, don't expect much of the décor to reflect his style because with dramatic chandeliers and zebra prints, this place has Christina written all over it.

French actor and filmmaker Gérard Depardieu listed his 19th century villa in Paris for $65 million, which was a choice apparently made due to Socialist French President Francois Hollande's 75 percent top tax rate that will kick in soon. With plans to set up shop in Belgium, the actor is trying to get rid of this 20,000-square-foot home, which features 20 rooms, 10 of which are bedrooms. Split between two structures (the historic 1820 Hôtel de Chambon being one of them) with a private garden connecting the two sides. The wealthy actor originally intended the home to be offices of his production company, as well as some apartments for his loved ones, but then shifted his plans into turning the space into a luxury boutique hotel that was set to open in 2013.

Hilary Swank's 6,700-square-foot Pacific Palisades home is still on the market for $9.4 million. The actress originally bought the home in 2007, right around the time she began dating talent agent John Campisisi, and she reportedly decided to sell the property after the couple split up. With an ocean view, this Mediterranean-inspired home was built in 1928 and restored by the Santa Monica and Santa Barbara-based architects Mark Appleton & Associates, alongside NYC designer Mark Zeff. The home features six bedrooms and seven bathrooms, a saltwater swimming pool, private spa, poolside cabana, an outdoor kitchen and dining area, as well as an open-air terrace on the top floor that gives excellent views of the Pacific Ocean.

The latest sign of a housing boom: investors are clamoring to buy up homebuilding stocks, homes, and undeveloped land.

NEW YORK (CNNMoney)

Investors are betting big on the housing recovery.

Harcourts USA, the 6th largest real estate company in the world, is betting big on the USA. After expanding into California in late 2010, Harcourts is expanding throughout CA, AZ, NV and other states. Harcourts has aligned itself with large investors and has been purchasing distressed assets and development opportunities in CA over the last several years.

Hedge funds and private equity firms have been rushing in to buy up companies and assets in every part of the housing supply chain, including undeveloped land, homebuilders, foreclosed homes, and building parts manufacturers.

One of the most notable moves is coming from hedge fund manager John Paulson, best known for his big (and lucrative) bets against subprime mortgages in 2006 and 2007.

Now, he's turned his attention to snapping up undeveloped land in areas hardest hit by the housing crisis. "Land is the accordion in the home building equation," said Michael Barr, who runs Paulson's real estate investments. "It falls the most in a downturn, but also rises the most in an upturn."

Over the past two years, Paulson & Co has bought up enough land in California, Arizona and Nevada to build up to 25,000 homes and is aggressively scouting for more, according to Barr.

Private equity firms are also getting in on the game.

Blackstone Group (BX) spent $2.7 billion last year to buy 17,000 single family homes, post-foreclosure, around the United States and plans to continue ramping up those efforts in 2013.

Pine River Capital Management took real estate investment trust Silver Bay Realty Trust (SBY) public in December. Silver Bay, which acquires, renovates, leases and manages single family homes, has already purchased more than 2,500 homes in areas hard hit by the housing crisis. In a recent SEC filing, Silver Bay said that it plans to purchase 3,100 more homes.

And in a sign of investors' growing appetite for a piece of the housing market, shares of publicly traded homebuilders have been soaring. PulteGroup (PHM), KB Home (KBH), and Lennar (LEN) are all trading near 52-week highs. Pulte's shares have more than doubled over the past year, while the KB Home and Lennar's shares have nearly doubled.

And for the first time since 2004, homebuilders are testing the IPO waters.

Tri Pointe Homes (TPH), which builds single family homes in California and Colorado raised $232 million through an IPO last week. Shares of the company, owned by Starwood Capital, rallied 20% on their first day of trading.

Others are lining up.

Scottsdale, Ariz., homebuilder Taylor Morison has filed to go public and is expected to kick off its investor roadshow in the next few weeks. And building supply company Boise Cascade, jointly owned by PE firm Madison Dearborn and OfficeMax (OMX, Fortune 500), plans to make its public debut next week.

Investment bankers and IPO investors say they expect more homebuilders to go public this year. "As the sector rotates back into favor again, it makes sense for housing companies to monetize," said Brad Miller, co-head of global equity syndicates at Deutsche Bank.

Brad Geisen, CEO of Foreclosure.com, which keeps a database of foreclosures around the nation, said he's been seeing a lot of interest from investors looking to buy up large numbers of foreclosed properties over the past three months.

"A lot of investors see a short window of opportunity where there's good inventory on the market at bottom market prices," said Geisen. "No one knows how long it will last, so these investors are trying to buy as much as they can right now."

#10. Rybolovlev Estate – $95 Million

Since it was owned by Donald Trump, it’s obviously the most expensive home ever fought over in a divorce case. The 33,000 square foot oceanfront mansion has become a key part of the proceedings since Trump’s ex-wife Elena Rybolovlev demanded jurisdiction due to infidelity.

This home has 18 bedrooms, 22 bathrooms, and retails for $95 million, making it the most expensive single-family house in the nation…weird, we’re pretty sure we found nine more for this list. Unless we’re suddenly on TopOnez.Net

Originally on sale for $125 million, it ended up being haggled down to a mere 95. We guess the economy is hurting everyone these days.

9. Silicon Valley Mansion — $100 Million

The Rybolovlev Estate was the most expensive single-family house ever? Well, okay, this one went for 100 million so I guess it wins.

With 5 bedrooms and 9 bathrooms, and an indoor and outdoor pool (in case it rains, we guess), it’s all-in-all a pretty fancy house.

8. Fleur De Lys — 125 Million

Despite being marketed as the world’s most expensive house, the Fleur De Lys somehow only falls on number 8 on our list. Wow, that’s weird, huh? It’s almost like people on the Internet are wrong.

Fleur De Lys has 41,000 square feet and 15 bedrooms, but apparently no bathrooms, which we think is a huge oversight either by the architect or the person writing the articles we’re using as sources.

7. The Manor — $150 Million

Finally, the most expensive residential real estate sale in the US, $150 million. Feels pretty good to put that part to rest, doesn’t it? This house features 56,000 square feet, 123 rooms, a bowling alley, an ice rink and allegedly an entire wing devoted to Spelling’s wife’s wardrobe.

6. The Pinnacle — $155 Million

Owned by Tim Blixseth, in Montana, this house is unique for two reasons: it has a private chair lift directly from the house to a nearby ski-resort (which Blixseth owns), and is the only house on this list so far named that doesn’t claim to be the most expensive in the world.

5. Franchuk Villa — $161 Million

This five-story, freestanding 10-bedroom Victorian Villa also features an underground indoor swimming pool, panic room, and private movie theatre. How fancy is this place? Allegedly, during some remodeling, the noise made the Mayor of Moscow angry. The house is located in London. That’s right: the house is so fancy it doesn’t make sense.

4. The Hearst Mansion — $165 Million

Top Three Facts about the Fourth Most Expensive House in the World: it was used in The Godfather, JFK spent his honeymoon there. It features three swimming pools, 29 bedrooms, movie theater and a disco.

3. Fairfield Pond — $198 Million

Currently valued that way due to its property taxes, this 66,000 square-foot main house has a basketball court, bowling alley, and a $150,000 hot tub. The most valuable home in the US.

2. Villa Leopolda — $736 Million

Wow, that’s a big jump in price. Built by King Leopold II of Belgium in 1902 and located on the French Riviera, this home was purchased by Russian billionaire Prokhorov, who is so rich he lost billions to the latest economic collapse and still had enough fun money to buy himself a three-quarter-billion-dollar summer home. It has 27 stories, 19 bedrooms, and a rumored 50 full-time gardeners.

1. Antilla – $1,000,000,000

This is it. The one you’ve been waiting for. The grand finale. The one billion dollar home. We give you…Antilla, the actual most expensive house in the world…finally.

Located in Mumbai, Antilla challenges pretty much everything you’d expect about “what is possible in a home” and “what is possible for architecture.” The 27-story house features six floors of parking, a health level with a jacuzzi, gym, and “ice room,” a ballroom level (for dancing?) several floors of bedrooms and bathrooms and even a four-story garden — because, yeah, we guess that’s possible.

The architecture is based on an Indian tradition called Vastu Shastra, which is supposed to be conducive to the movement of positive energy. In keeping with this, each floor has not only a unique design, but an entirely unique set of materials and aesthetic design — meaning each room is meant to look like it’s from a different house.

Basically, this house has everything — things you can imagine, things you can’t imagine, and things you never thought to imagine but are now imagining because they sound like the greatest thing you’ve ever heard of.
